Ingenia's strategy, announced in August 2024, centres around two key real estate segments – Living and Tourism – and is focused on transitioning from an acquisition-led growth model to an efficient operator and developer:

  • The Living segment is dominated by a growing land lease communities business, and accounts for more than xx% of portfolio EBIT. It is the primary driver of future growth through an active development pipeline.
  • The Tourism segment, Ingenia Holidays, benefits from the resilience of domestic tourism for its short-stay accommodation and also includes a component of land lease and annual sites, generating stable recurring income from across 39 holiday parks. Development activity is centred on asset densification.

Our strategy is underpinned by clear demographic tailwinds – housing demand, an ageing population and demand for domestic travel – and supported by a clear 5-Year Plan with a focus on three interconnected pillars:

  • Simplifying the business
  • Building capacity in the development growth engine
  • Driving operational efficiency.

In FY25, Ingenia delivered on all Year-1 Plan goals, including restructuring the Executive team, exiting non-core activities, accelerating land lease settlements, and exceeding guidance with growth in EBIT, cash flow and EPS.

The 5-year Plan provides a clear roadmap for future growth and enhanced returns.
