Our Sustainability Approach

Sustainability is embedded in Ingenia’s strategy and operations. We are committed to creating resilient communities that deliver long-term sustainable value. 

As a relatively young business with a growing asset base we have experienced rapid growth, creating an adaptive business model, expanding our operations and continuing to grow the number of residents, guests, communities and investors we impact.

Underlying this growth has been adherence to clear governance practices, positive engagement with our stakeholders, and the identification and management of risk.

Operating in an emerging sector we recognise there are both challenges and opportunities in our approach to sustainability. Some of these challenges include a lack of consistently measured and reported benchmarks and metrics, a diverse asset base by location, age and accommodation type, and varying ownership periods for a portfolio that is continuing to grow through development.

We continue to broaden and evolve our approach in response to stakeholder expectations, emerging risks and opportunities and the challenges inherit in our sector and asset base.

ESG Strategy

Our ESG Strategy is aligned with our broader business strategy and guided by our purpose of building belonging. 

Our ESG Framework is incorporated in decision-making across acquisitions, development, operations and governance, ensuring sustainability considerations are integrated into all aspects of the business. 

The Strategy is structured around three pillars  –  Environment, Social and Governance which can be explored below.

Our ESG strategy continues to evolve in response to stakeholder expectations, emerging risks and regulatory developments, including the introduction of Australia’s mandatory climate-related financial disclosures under AASB S2.

An understanding of our stakeholders’ perspectives underpins our ESG priorities. We engage regularly with a broad range of stakeholders - including residents, guests, employees, investors, regulators, government bodies, industry partners, suppliers and local communities and incorporate their perspectives. We strive to build collaborative relationships to ensure that we understand stakeholder needs and work together to deliver positive sustainability outcomes. 

Key engagement channels include:

  • Investor briefings and roadshows
  • Ongoing dialogue with government and industry bodies on housing, tourism and sustainability policy.

Feedback from stakeholder engagement informs our Materiality Assessment, ESG Strategy and planning. The Group is committed to transparent, timely communication with all stakeholder groups.

Targets and Performance 

We are focused on delivering positive outcomes for residents, guests, employees, investors and the environment.

Key priorities include:

The Group’s People and Culture Committee is responsible for ESG strategy and target setting, while the Audit, Risk and Sustainability Committee is responsible for overseeing the Group’s ESG reporting. More information can be found in our Governance section and in our latest Sustainability Report.

Progress against ESG targets is reported annually and monitored by the Board and Executive team throughout the year.

We monitor a range of sustainability metrics across environmental, social, and governance dimensions. These include greenhouse gas emissions, energy use, water consumption, employee engagement, gender pay equity, resident satisfaction, and safety performance.

Sustainability targets are reviewed annually by the Board and are aligned to the Group's 5-year strategic plan. Progress is reported in our annual Sustainability Reports and Sustainability Data Pack.

Materiality Assessment 

Our sustainability ESG Strategy and disclosures are guided by our material issues, which ensure we focus on areas of importance to our business and stakeholders.  

The assessment considers both the potential impact of ESG issues on our business, and the significance of those issues to stakeholders, and is reviewed annually. 

The outcomes of the Materiality Assessment are used to guide the content of our sustainability reporting and to prioritise ESG investment and action across the business.

Our material issues were reviewed in 2025 to align to the Group’s 1, 3 and 5-year plan and to reflect stakeholder perspectives. The most recent assessment identified key material topics, including climate resilience and emissions reduction, housing affordability and community wellbeing, employee health and safety, governance and transparency, and responsible supply chain management.

GRI Index

Ingenia disclosures are prepared with reference to the Global Reporting Initiative (GRI) Standards, providing stakeholders with a structured reference to where key sustainability disclosures can be found across the Group's annual reporting suite. 

The GRI Content Index maps each relevant GRI disclosure to the corresponding section of Ingenia's Annual Report, Sustainability Report or website.
